Era Reed Realty, Inc has a full service REO Department, consisting of experienced and specially trained REO Professionals, utilizing state of the art computer services to handle every aspect of marketing and managing of corporate owned properties.

For off-hours coverage our voice mail system pages the maintenance division every 30 minutes until the message is picked up.

 

Our Property Management Department consists of 3 Department heads and 2 field technicians plus a support staff that is called upon when is needed.

Duties of our Managent Division

 

1 -     Collect rent from each resident in the building;

Late Notices after the 5th day of the month;

          Prepare or have prepared the Summons and Complaints;

          Notice to Cease/Quit;

          Pay all bills related to the property;

          Lease Renewals;

          Send out rent statements for all rents due on the 1st of the month

 

2 -     Purchases, payments and oversee maintenance of the                    

following:

          Landscaping, cutting, mulching, annual flowers, tulips, new shrubs;

Snowplowing removal and salting as needed;

Lawn sprinkler system;

Turn on and shut off (calling utility companies);

Garbage/Debris Removal.

 

 

 

3 -     Weekly or bi-Weekly site visitis ot ensure the quality of the  

         contractors and overall maintenance of the community at a first 

         class level.

 

4 -     In case of an emergency Tel # (908) 225-1100

24 hours per day;

 

5 -     In house plumber, electrician, carpenter and landscape   

         crew including snow plowing and snow blowing service 

         performed prior to day break, November through March;

 

6 -     Trilingual (English/Spanish/Portuguese) staff provided.

 

 

Specific Services

 

For professional Services rendered for Condominium/Townhouse's Association the fee structure can be a percentage of gross maintenance fees collected at the rate of  8%  ( eight per cent ) or a flat fee plus expenses, i.e. attorney's fees for collection of Delinquent Accounts, all postage, envelopes and stationery custom printed for the Condo/Townhouse Association.

 

In the event a contract can be reached the fee is negotiable, depending on the amount/type of services requested.

 

Collection of Maintenance Fees will be done by mail in a self-addressed envelope enclosed together with the billing approximately 10 days before the end of each month, or in person when needed. If payment of the fee is not received in the office by the 5th day of each month (grace period) a late charge will be incurred in the account and a late letter will follow to inform unit owners of the outstanding balance in the account.

 

After three months any account carrying a negative balance will be forwarded to our attorney for collection of the money. In the event a unit owner was too far behind with the payment for the maintenance fee we will forward that account to the attorney to put a “lis pendes” on this unit as well as start judgment proceedings against the unit owner to collect all outstanding balance.

 

Coordination of day-to-day maintenance request by work order method, overseeing of all sub-contractors including landscapers, painters, disposal company, etc.

 

We would always look to get the most for the association dollar by making sure all services rendered are competitively bid out to the lowest bidder. In case of an emergency we have in-house support staff for every aspect of daily maintenance, including gutter cleaning, masonry work, repairing leaking roofs, fence repair and snow plowing, etc. All of these services and much more can be performed in-house at $50.00 per man/hour.

 

We use data base management program procedures to deliver detailed custom Monthly Income & Expense Statement to all unit owners, showing total beginning balance, fees collected, expenses paid out, all broken down by item/ category with a copy of the bank statement attached each month.
